Yes. Both residents and non-residents can obtain financing from Spanish banks, although conditions may vary.
Non-residents (less than 183 days a year in Spain):
Banks usually offer up to 70% of the purchase value or the appraisal value (whichever is lower).
Tax residents in Spain:
They can access mortgages of up to 80%.
Banks will evaluate several factors before approving a mortgage:
Stability and income level (recommended monthly minimum: €2,500 net)
Relationship between existing income and debts
Favorable credit history (a credit report from the home country is required)
Long-term payment capacity
Own contribution (ideally at least 30% of the value of the property + expenses)
The exact list may vary by bank, but is usually required:
Identification of the applicant:
Copy of passport or identity card
NIE number (can be submitted later if it is in process)
Income – if you are employed:
The last two payrolls
Tax returns for the last two years
Employment certificate: type of contract, annual salary, seniority, position
Income – if you are self-employed or entrepreneurial:
Accounting report with data on the company, sector, revenues and profits for the last two years
Annual tax returns
Summary of business bank accounts for the last two years
Additional documentation:
Updated home country credit report
Bank statements for the last 6 months
If you already have a mortgage: last 2 payment receipts
If you have rentals: copy of the contract
Information on other sources of income (if any)
