Tourist license in the Valencian Community: what you really need to know before renting out your home

More and more property owners on the Costa Blanca want to rent out their homes to tourists. At first glance, it seems straightforward: you list the apartment on Airbnb or Booking.com and start generating income.

But the reality today is completely different.

With the entry into force of the Decree-Law 9/2024, tourist rentals have become a regulated process, where each step matters. Not complying with the rules can mean significant penalties—or even being unable to rent out your property.

That’s why, before making any decision, it’s essential to understand how this process works in practice.

It’s not just a license

One of the most common mistakes is thinking that obtaining a tourist license is a quick procedure. In reality, it’s a process that combines urban planning regulations, community rules, technical requirements, and an official registry.

And this is where many owners make mistakes that end up costing them time and money.

The first filter: can your home be used for tourism?

Before thinking about renting, you need to confirm whether your property can be used for tourist purposes.

This step is carried out through the urban compatibility certificate, requested from the local town hall. Without this document, the whole process comes to a standstill.

In many high-demand areas, this point has already become the main stumbling block for new owners.

The homeowners’ association can decide for you

Even if the town hall allows it, the homeowners’ association may limit or prohibit tourist rentals.

This means a home can be legal from an urban planning standpoint, but still be unworkable in practice.

That’s why checking this before buying or renting is absolutely crucial.

The home must meet real requirements—not just legal ones

Current regulations, such as the Decree 10/2021, don’t just govern paperwork; they also cover the home’s actual condition.

We’re talking about safety, ventilation, equipment, and minimum conditions that directly affect the guest experience… and profitability.

A home that complies with the rules not only helps you avoid problems—it also performs better on platforms and generates higher income.

The key moment: the official registration

Once everything is in order, comes the final step: registration in the Tourism Registry of the Valencian Community.

This is where you get the official number that allows you to rent legally on platforms like Tripadvisor or any other website.

Without this number, you simply can’t operate.

What many people forget after getting the license

Getting the license isn’t the end of the story.

There are ongoing obligations that must be met continuously:

  • Visible identification as a tourist rental property

  • Evacuation plan

  • Accessible emergency information

  • Ongoing compliance with the regulations

The difference between renting and doing it properly

Nowadays, the difference isn’t about simply having a property—it’s about knowing how to manage it the right way.

A well-prepared, legal, and optimized home doesn’t just reduce risks; it becomes a profitable, sustainable investment over time.

And that’s where the real value lies.
